Big day for us here!  We just got our GreenPoint Certification for 173 Downey Street and scored 99 points.   What does this mean?  Well, GreenPoint is the rating program run by the Build it Green organization to independently verify that home remodels and new construction is as Green as the builders claim.

There are dozens of categories in which points can be acheived, from location near public transit and shopping (we have a 94 Walkscore) to responsible diversion of construction waste (i.e. recycling old windows, doors, hardware, etc.) to utilizing FSC-certified lumber to low-water-usage fixtures and energy-efficient heating, hot water, lighting and appliances…and so on.

For 2012, San Francisco’s new Green Building Code (Administrative Bulletin 093) requires that all major residential remodels and new construction projects achieve a minimum of 75 GreenPoints.  We’re pretty pleased that 173 Downey managed to achieve a better-than-30% higher rating than required for 2012 in 2009.  With the solar panels on the roof, the all-electric nature of the home (aside from the commercial-style Bertazzoni gas range), the all-drip gardens and low-flow water fixtures, the LED lighting and the 220V line in the garage for a future electric car charger, we’ve tried our best to minimize the carbon footprint of this home and enable the family that comes to live there to tread lightly upon our planet.
